Setting Up Your Profile
- Broker Split Defaults The app pulls from this section to auto-calculate your transaction numbers. Choose between a percentage of compensation or a flat fee, depending on how your broker structures their split.
- MLS Fee % If your state charges an MLS fee, set it here and it'll automatically be factored into your final compensation. (For example, in Georgia, FMLS charges 0.12% of the sales price to both the buying and selling agents.)
- Default E&O Fee If your brokerage charges a per-transaction Errors & Omissions fee, you can set that default here.
- Apply to Active & Upcoming Transactions Use this to push any updated defaults to all of your active and upcoming transactions at once. It won't touch anything that's already closed. This comes in handy when you hit your broker cap and need to switch from a percentage to a flat fee, or if you change brokerages altogether.
- Broker Cap Turn this on to get a notification as your broker split contributions approach your cap - so you're never caught off guard.
- Manual Adjustment Field Have a fee that doesn't fit anywhere else? Add it here and it'll be factored out of your compensation on every transaction.
- Tax Estimation Toggle this on to see an estimated amount you should set aside from each transaction for taxes. Keep in mind this is just an estimate - not tax advice.
Adding Transactions
Start by heading to the Pipeline page and clicking + New Transaction. From there:
- In the financial section, manually adjust any compensation calculations as needed.
- Add your listing date, under contract date, and closing date - the app will automatically calculate your contingency dates from there.
- No closing date yet? Set an estimated close month instead and it'll show up under Projected Income on your Dashboard.
Managing Transactions
Once your transactions are in the pipeline, keeping them organized is simple:
- Drag and drop transactions between columns as deals progress.
- Click into any transaction to view details, add notes, manage checklists, and upload documents.
- Use the status field to track exactly where each deal stands in the process.
Checklists & Templates
The Contract to Close page is your starting point for staying on top of every transaction:
- Build out master templates for buyers, sellers, and leases - then apply them to any transaction to auto-generate a checklist.
- Need to reorder tasks? Just drag them into the order that works for you.
Subscription & Billing
- Upgrade to Pro anytime from the Subscription page or under Profile > Plan.
- Have a promo code? Enter it in the checkout when upgrading.
- Downgrades take effect immediately and are not prorated.
